- Purchase price = After Repair Value X 70% then minus Rehab.
However, the margin of error on this rule of is dramatic and really only works with properties within a certain narrow range.

If you were to buy a typical house that was worth $50,000 ARV, do you realize that your real profit is probably around the 2,000 range? (After you take real costs listed above into consideration.) $2,000 that is it for all your effort and hard work, assuming you have no hiccups.
