We do this because its our business and we are good at it.  We can’t work with everyone.  We look for the investors who know what they are doing, who are active and will be rehabbing property after property and who have a solid financial footing.

Our Criteria

Our criteria defines our business and who we work with.  We are determined to find investors who make a good match.  We hope you are the one.  Our criteria is based on what banks are looking for to get you re-financed out of our programs.  We want you to succeed!  If you can’t get financed out then the entire project hangs on whether the property will sell…and we want you to have several exit strategies.

We are seeking investors who have:

  • 680+ Credit Score
  • Proven Income. A W-2 job works fine.  We also work with the self-employed with demonstrated income
  • Reasonable Debt Levels. We’re looking for a Debt-to-Income Ratio of less than 45%.  Basically, every month you need to make twice as much as your debt payments
  • Additional Collateral. Hey, we are willing to put up ALL of the money for this project.  We need to know that you are in the boat with us.  You can choose one of the following but lean toward the first one:
    • A Lien on your personal residence (You must own your home)
    • 20% cash into the deal
    • Sometimes we will just charge a higher interest rate
  • Documentation. We want to know your financial life for the last 2-3 years.  We’ll need to see:
    • IRS Tax Returns (all schedules) for two years
    • Bank statements for last two months (personal and business)
    • Pay stubs for borrower and spouse
    • Our questionnaire and forms filled out
  • Keep it Simple. We prefer to avoid Partnerships, Corporations, Trusts, Complex LLCs.  They only complicate the re-financing process and our understanding of your financial picture.  Let’s do the project, then you can move it into your LLC after you re-finance.
